After 35 years in real estate in both the U.S. and Spain, I’ve learned that the biggest lessons aren’t really about property—they’re about people, patience, and knowing what matters.
1. The right property is rarely the one that looks perfect on paper.
A great home is about location, lifestyle, resale potential, and whether it actually fits the buyer.
2. Never skip the due diligence.
A beautiful property can become a nightmare if you don’t uncover the problems before you buy. Documents, permits, title, taxes, building issues, and legal status matter far more than a fresh coat of paint.
3. Emotions are powerful—and expensive.
Buyers fall in love with properties. That’s understandable. But sometimes my job is to be the voice that says, “I know you love it, but let’s take a step back.”
4. Every market is different.
What works in the U.S. doesn’t necessarily work in Spain. The buying process, negotiations, financing, taxes, legal requirements, and even what makes a “good deal” can be completely different.
5. Your reputation is worth more than any commission.
After 35 years, I’ve learned that the transaction eventually ends—but your reputation stays. I would much rather tell a client “Don’t buy this property” and lose a commission than tell them what they want to hear and watch them make a mistake.
And perhaps the biggest lesson of all:
Real estate isn’t really about houses. It’s about helping people make one of the biggest decisions of their lives—and being someone they can trust while they do it.
